Prajay’s Virgin County, a place for peace
‘Live life king size’, is Prajay Engineers’ motto for its upcoming villa project, Virgin County at Greater Hyderabad. And it appears to be an aptly chosen catchphrase. That’s what you realise when you enter the project site, hardly a 10 minutes drive from the RGIA.
Besides, Virgin County promises to be one of the “most coveted locations” with a number of educational institutions having already set up base right within proximity. The site also seems unbeatable as far as the aesthetics go.
The first thing that strikes you about it is the judicious use of space. Landscaping of 70 per cent of the project site has been carried out. Then what adds a unique charm to Virgin Country is its sylvan surroundings dotted with a number of water bodies.
The ample amount of open spaces and greenery around the upcoming plush residential colony will double up as a ‘getaway’ for its occupants from the city’s cacophony. The project offers walkways, jogging parks, and children’s play areas.
But surprises don’t end there. There is one more unique feature of Virgin County with its 233 residential units: Every apartment is in itself an all inclusive entity equipped with all modern day facilities.
Every section is equipped with: a clubhouse, swimming pool, banquet hall, party lawns, health club, snooker, billiards, outdoor games.
One of the features of the residential villa project is the presence of large open spaces. Virgin County also offers other facilities: a nursery school, a primary School and a day care besides offering facilities like shopping zone, health centre, guest suites, water treatment plant, 100 per cent power back-up and piped gas supply.
Says managing director and CEO, Prajay Engineers Syndicate, Vijay Sen Reddy, “We wanted to win over the buyers….and that’s why we developed exclusive clubhouse facilities which are ahead of their time. In a nutshell, we believe in hassle free relations with our clients.
“The average price of a residential unit is somewhere between Rs 41 lakh and Rs 43 lakh. We will deliver 50 units to our customers by October and the rest will be delivered by June next year,” Reddy clarified.
As far as the interiors go, each unit of the residential project consists of RCC framed structure, teak wood frame for the main door, Italian marble flooring in halls, vitrified tiles in living, dining, bedrooms and kitchens, anti-skid ceramic tiles in bathrooms and concealed copper wiring.
Some of the completed residential projects by the group include Moonrock Apartments, Ketan Apartments, Celebrity Homes, Prajay Enclave and Prajay Majestic Residential Complex among others.

New launches also remained stable over the month, with projects including a villa project by Sri Srinivasa Constructions called Esmeralda Fortune in Kondapur and an apartment project by PNR Infra called High Nest in Kukatpally.
Rents and capital values continued to increase marginally across all the submarkets as newly launched residential projects were sold at a price higher than the market average over the month.
Managing director of ARK Builders, Ram Reddy said, “The residential segment is expected to do well in the coming months as people have understood that ‘T’ or no ‘T’, the real estate sector, especially the residential segment, has the potential for a good showing.”
Retail sector is ‘expanding’Key transactions in June included Chhabra 555 and Axis Bank leasing space in Banjara Hills; F Studio is taking space at Nagarjuna Circle; and Pai Electronics, W, Khazana and Malabar Gold renting in Dilsuknagar.
Pre-leasing continued in few upcoming malls. Rents and capital values remained stable over the month. Commenting on the trend of retailing in the city, Shekhar Reddy, National president of Credai said, “The growing of business stands synonymous to the expansion of the retail segment.”
LeasingLeasing volumes improved in June. Again most leases were focused on Hitec City where good quality leasable space is fast reducing. Leasing activity was more focussed in Hitec in June was followed by CBD submarket.
