10m height restriction still on at Jubilee Hills
Will the relaxation in the density clause rob the posh localities of Jubilee Hills and Banjara Hills of their status symbol? No, says Ch. Shekhar Reddy of the Confederation of Real Estate Developers’ Association of India.
“The fourth floor is not allowed in Jubilee Hills Co-operative House Building Society and Prashasan Nagar Co-operative House Building Society Layouts. The height restriction of not more than 10 metres is being continued in many parts of Jubilee Hills and Banjara Hills,” he said.
“The five-floor buildings can be constructed on sites abutting main roads with 12 metre or over 40-feet wide roads (carriageway). Besides, the builder always had the freedom of constructing small flats on the first three floors in the two posh localities,” said Mr Shekhar Reddy.
Other important provisions of building rules 2012
* Government encourages housing in small plots as plots of 50 metres or lesser size are officially recognised for granting building permissions now.
* One cellar is allowed for buildings being constructed on 500 to 750 sq mt plots.
* The validity period of building permission granted by municipal bodies has been increased from three years to five years.
* A room for watchman is allowed to be constructed in cellar or stilt floor, in addition to two toilets.
* Government allows non-habitables like generators, treatment plants and, most importantly, laundry, in 10 per cent of the total parking area. As per earlier orders, any construction in the parking area was illegal.
